it's nice to get out into the community. A lot of times as a Realtor, I'm busy out in the field at specific properties with clients. Last year I even had a few homes being renovated so spent a lot more time working in those capacities - that was a lot of work! However, there is something to be said in helping and meeting new people at the homes they think they might have interest and talking about a family's vision and dreams. Once that great home is found, there's nothing better than settling back into your passions - having friends over, a great vacation, an amazing book or even a great poker game! The 80/20 rule applies to most things in life and its really not an exception when prepping your home for sale. As we are in the midst of the holiday season, we still made sure we got top dollar for our home Seller and followed the most important 20 percent keys to maintain laser focus.
In fact, this home ended up as the highest dollar per square foot sale in all of the sales in 2017 in an area of approx. 2,500 homes for similar sized properties. We ended up with 5 substantial and competitive offers to choose from. There's approximately about a month and a half of inventory (a definite Seller's Market) but it's not just the market, it's how your prep your home. There are plenty of properties during the holidays still sitting for sale within these same 2,500 homes. It's doing the most important 20 percent key things to extract that additional value from your home that makes all the difference and helps you sell your home quickly!

Want to Know What Tax Reform Looks Like for CA Homeowners? (Before the Senate Bill and Prior to Committee)
Here it is folks. . . straight from the President of the CA Association of Realtors:

No doubt you know that yesterday Congress introduced a tax reform bill in the House.
Among the many provisions in the Tax Cut and Job Act that will impact real estate:
- Lowers the mortgage interest deduction cap from $1 million to $500,000 - A SMALLER NOR CAL FAMILY HOME IS AROUND 400K FOR A 3 BED 2 BATH HOME IN A QUALITY NEIGHBORHOOD. MORE SPACE NEEDS WILL DICTATE THE NEED FOR A LARGER HOME FOR PEOPLE WITH MORE KIDS OR MULTI-GENERATIONAL HOUSING REQUIREMENTS - SEE NEXT BLOG POST FOR A 430K EXAMPLE!
- Eliminates the mortgage interest deduction on second homes
- Homeowners would no longer be able to deduct the interest on home equity loans - HOME EQUITY LOANS ARE MANY TIMES USED TO MAKE LARGE REPAIRS AND DOING HOME IMPROVEMENTS LIKE A NEW ROOF OR DUAL PANE WINDOWS.
- Eliminates state and local income tax deductions - CA HOMEOWNERS PAY HIGH STATE TAXES ALREADY. THE INCOME LEVELS TO HAVE A DECENT QUALITY OF LIFE AND SUPPORT FAMILIES IS MUCH HIGHER HERE THAN OTHER PARTS OF THE COUNTRY.
- Caps property tax deductions at $10,000
- Extends the qualification period for exclusion of capital gains tax on the sale of a primary home from two out of the last five years to five out of the last eight years - THIS IS NOT GETTING MENTIONED MUCH, BUT THE FLEXIBILITY TO MOVE OUT OF A PARTICULAR AREA WITHOUT BEING TAXED AS IF ITS AN INVESTMENT PROPERTY IS IMPORTANT. MANY OF MY FIRST TIME BUYERS WANT TO UPGRADE TO BETTER, SAFER NEIGHBORHOODS BEFORE 5 YEARS. THIS REASONING ASSUMES MOST WANT TO STAY IN THEIR HOME FOR 5 YEARS BUT DISPROPORTIONATELY WILL AFFECT PEOPLE WITH LESS OPTIONS FINANCIALLY OR HAVE TO MOVE FOR FAMILY REASONS.
As you can imagine, these changes would remove the incentive for homeownership and unfairly hurt California homebuyers. California’s homeownership rate is already among the lowest in the nation, and we can’t afford for it to go lower.
Capping the mortgage interest deduction essentially nullifies the incentive for homeownership, thereby removing the incentive for people to buy homes. We all know that homeownership has and continues to be the best way for families to build wealth and move up the socioeconomic ladder. Congress has incentivized homeownership through the tax code for more than 100 years, and they should not change things now.
That’s why I’m asking you to get involved in C.A.R.’s and NAR’s Call for Action. Tell Congress to oppose this and any tax reform proposal that dramatically weakens the incentive for homeownership.

This photo makes me dizzy, but I'm proud to say its photos of projects we sold when working with a local home renovator serving mostly first time home buyers with reconstructed homes a few years ago.
Rebuilding projects seem sexy, but its easy to get buried with no light at the end of a tunnel. My guys over at Housing Group Fund do it well, but if you're in Texas right now you might have no other choice but to reconstruct your home. Here are some things you might want to consider and may not be obvious thoughts while partnering with your contractors:
- DONT TEAR APART YOUR HOME BEFORE REBUILD MONIES are in place to rebuild it. This is absolutely critical. Why? Because you are reducing its value once you tear it apart. Have that commitment for the finances first or its a ROAD FULL OF HEADACHE, POTENTIALLY MORE EXPENSIVE and TAKES LONGER convincing an appraiser and the lender to give you the money you need to rebuild.
- Hire contractors that are approved with your local contractor board and get 3 bids. MAKE SURE THEY HAVE A LICENSE - It's imperative.
- All bids from your 3 different contractors need to be DETAILED. Know every single item that should to be included in the bid. Does your HVAC system need repair? Get that in the bid in the beginning, not later. Painting the exterior? Did you include what's happening with the gutters? Get everything up front so you can better gauge your project timelines and expenses. Put it in writing so those numbers don't change. Why 3 bids? Because different contractors have different visions and recommendations - which one aligns best with yours?
- GET A SOLID CONTRACT. Make sure your bid and contract include your contractor's license/insurance, timelines and what will happen if those timelines are not met and every item you are having done in your rebuild. If you don't know what order reconstruction items should be handled, check out what I found online from a website called HOME BUILDING ANSWERS:
- PAY IN PORTIONS- DO NOT PAY FOR EVERYTHING UP FRONT! You want to make sure the people working your project have incentive to finish your job and in a timely manner? Help them. It's human behavior to be more attentive to a project when there is a carrot out front. Help them be on your team. On the flip side, be a good business partner with your contractor and have your money lined up and ready to go so you are easy to work with as well! Win-win!!

Friday evening I had the pleasure of getting reacquainted with this beautiful sport. I remember as a kid going to see the Oakland A's with my Grandpa who was for sure their biggest fan. This time I was lucky enough to sit right behind home plate and hang out with Roni, getting the scoop on each of the players, the stadium and some comedy relief all at the same time. As an All-American for women's softball, she knows just about everything about this sport. I have to admit, it's been years since I've watched a baseball game live and did not remember the energy of the crowd, the anticipation of what is going to happen once the pitcher throws his ball, the strategies of the batters . . . it's seriously the feeling of Disneyland! Our Giants played Minnesota, the crowd was into SF's Buster Posey and even though we didn't win, there was something very magical and American about those 9 innings.
